Your unfair advantage
Property websites show you one suburb at a time and a median price (the middle sale price). SuburbRank puts the whole country on one screen. Every suburb gets an Investment Score out of 100, is ranked on what you want, is drawn on a live map, and is explained in plain English. So you find the most profitable suburbs first, instead of by luck.
Set your budget and pick your states. Then choose what you want: capital growth (prices going up), rental income, low holding costs (what it costs you to own each year), suburbs just starting to rise, or your own mix of all five. All 9,348 markets re-rank in about a second. The most profitable ones rise to the top.
Every suburb outline is drawn and coloured by its score, in 3D and satellite view. Tap one and it opens up: what it did, whether it is still doing it, what it earns in rent, and what to watch out for. All in short sentences written from its own figures.
You see how many sales the median is based on, how many months of history there are, and how much had to be guessed. A suburb up 20% on nine sales and one up 20% on four hundred sales are not the same find. You will always know which is which.
Every suburb has a twelve-month forecast. It shows the likely range, and how accurate the same model was last time. The whole dataset is rebuilt every month. Your watchlist and saved searches re-run on the new figures the moment they land.
Why most investors miss the best suburbs
A median price, a growth percentage, a rough yield and a photo. That is all most people buy an investment property on. Those four numbers cannot tell you the difference between a suburb that is about to take off and one that has just finished rising. Here is what they hide, and what SuburbRank shows you instead.
The median is just the middle price of whatever happened to sell. So it moves when the mix of homes sold changes, not only when values change. On nine sales it can jump fifteen per cent because one big house sold. Every suburb here shows you how many sales its median is based on.
Picture a suburb that grew steadily for five years. Now picture one that was flat for four years and jumped last year. Both show the same twelve-month growth figure, yet they are opposite investments. We show growth over fourteen time periods, so you can see the difference at a glance.
Buyers per listing, months of stock for sale, and days on market (how long homes take to sell) all turn months before prices do. No property website publishes any of them suburb by suburb. We do.
Gross yield is rent divided by price, with nothing taken out. Not empty weeks, not management fees, and never the stamp duty (the tax your state charges an investor). That is why 5% in Melbourne and 5% in Brisbane were never the same investment. Here, the net figure (what is left after those costs) sits right beside the gross one.
What is inside
Most data services keep their measures secret, because a black box (something you cannot look inside) is easier to sell. We do the opposite. Read every definition first, then decide for yourself how much it is worth to your next purchase.
Nobody else gives you this
A bank’s property report covers the capital cities and a few big regions. A property website shows you whatever you type in. Neither one measures buyer demand, months of stock for sale, rental yield by number of bedrooms, or a year of holding costs, for every suburb in the country, every month. And neither one puts all 4,882 suburbs into one ranking that you control.
| Property website | Bank / lender report | Buyer’s agent | SuburbRank | |
|---|---|---|---|---|
| Suburbs covered | Whatever you search for, one at a time | Capital cities and big regions | The ones they work in | All 4,882, ranked together |
| How many buyers are competing | No | No | From their own experience | Measured for every suburb, every month |
| Rental yield by number of bedrooms | No | No | Rarely | One to four bedrooms, for buying and for renting |
| What it costs you to own each year | No | Only for the loan they are selling | If you ask | Every market on the same terms, plus your own |
| How many sales each figure is based on | No | No | No | Shown on every suburb |
| You decide what “best” means | No | No | No | Five sliders, all five scores shown |
| Paid by | Selling agents | The lender | You, $5,000 to $15,000 | You, from $99, one time only |
Every row says what those sources publish, not how good they are. A buyer’s agent who knows one city well is worth what they charge. But none of them, not even a bank, can put all 9,348 markets in one order, on your terms, in a second, and then do it again with fresh figures every month.
Free vs Full Access
Nothing in the free version is a cut-down preview. But the 200 free suburbs all have an Investment Score of 30 to 50 out of 100. Very average. The 4,682 suburbs behind Full Access have an Investment Score up to 100. On our figures they are far more profitable suburbs due to better growth and growth forecast intelligence.
One small price
No subscription. No card kept on file. No automatic billing. To compare, a buyer’s agent charges $5,000 to $15,000 for one purchase.
9,348 markets, 243 facts on each, updated every month. Open Suburbs, set your budget, and see how many of them fit. That part is free and takes about ten seconds. Then unlock the suburbs with an Investment Score up to 100, instead of the 200 average ones the free version shows.
SuburbRank is an information service. It is not financial or property investment advice. It reports published market figures and the sums done on them, and it never recommends a suburb.
A normal property website shows you four figures. We give you the full picture. Every suburb comes with its price, its rent and its yield (the rent as a share of the price) for every bedroom count. You also see how many buyers are competing, how many homes are for sale, how fast they sell, growth over fourteen time periods, how bumpy the ride has been, what a year of owning it costs, and six scores built from all of that. Every one is explained in plain English.
Houses and units in the same suburb are two different markets, and they often move in opposite directions. We measure, compare and rank them separately. Nothing on this site averages them together. That lazy shortcut is what makes most suburb data useless to an investor, and it is exactly the trap we keep you out of.
The list opens ranked on growth and rental income together, because that is what most people mean by profitable. But a retiree who needs cash coming in and a thirty-year-old chasing growth want opposite things. So press Rank, set your own weighting (how much each measure counts), and the whole country re-sorts to match you. Each part of the score sits beside the total, so you can always see why a suburb ranks where it does.
Suburbs with too few sales are left out by default. Turn that off and the top of almost any ranking becomes a town of six hundred people where four houses sold, and one of them was unusual. The figures are not wrong. The suburb says so itself. But a ranking that puts it first would send you to the wrong place. The switch is under Refine, and the line under the heading above always tells you which way it is set.
52 more suburbs in the same region. The median price, twelve-month growth and annual sales volume are free on every one of them.
Every figure on this page rests on a sample size (how many sales it was worked out from). A median (the middle value) worked out from nine sales can move fifteen per cent just because one big house sold, and no amount of analysis after that can fix it. How much to trust this shows you the sample sizes, how long the history runs and how far behind the reports are, instead of just assuming they are fine.
One market that grew steadily for five years and another that sat flat for four years and then jumped last year can show the same twelve-month number. But they are opposite investments. Seven time windows on one chart make the difference easy to see without a word of explanation.
Buyers per listing, months of supply and days on market all change within weeks. A median takes months. If you want to be early, not just right when you look back, Demand and supply is the section to open.
Gross yield is rent divided by price with nothing taken out. The net figure next to it takes off the costs of owning the home. The cashflow section also takes off the loan costs and this market’s own empty time (vacancy) on top, along with the stamp duty your state really charges an investor, which no published yield anywhere counts.
SuburbRank is an information service. It reports published market figures and does the maths on them. It does not know how much you can borrow, your tax position or your goals. It never recommends a suburb, and nothing here is financial or property investment advice.
Compare suburbs
Every measure runs down the side, every suburb runs across the top, and the best and worst on each row are marked for you. In seconds you see which suburb grows faster, which earns more rent, which costs less to hold, and which one the figures warn you about. That beats ten minutes of flicking between four suburb profiles.
Top suburb rankings
Fifteen ready-made top lists across 9,348 markets show you where the money is: fastest growing, highest yielding (the most rent for the price), best cash flow, furthest below their peak, starting to rise right now, and three ranked on the twelve-month forecast. Every list throws out suburbs with too few sales to trust. A “highest yield in Australia” list topped by a town where four houses sold is a fluke with a trophy on it. Pick a state, pick houses or units, and open any suburb to see its full profile.
Market pulse
Forget the capital-city headlines. This is every suburb we track, with houses and units counted separately, added up for the whole country and for each state: how many rose, how many fell, how many are just starting to rise, and how many pay for themselves. Nobody else publishes these figures, because working them out means pricing, renting and modelling every single suburb. Free, for everyone.
Free visitors see just 200 of 4,882 suburbs. The best ones stay hidden
Every suburb. Every tool. Every measure. All 4,882 suburbs. One payment gets you the lot. No subscription. No card kept on file.
Every suburb gets an Investment Score out of 100. The 200 free suburbs all have an Investment Score of 30 to 50. Very average. We picked them that way on purpose, so you can try every tool without being handed the answer.
Full Access unlocks the other 4,682 suburbs, including the ones with an Investment Score of 60, 70, 80, 90 and up to 100. A higher score means stronger growth, better rent, more buyers competing, an easier sale and lower risk. It also means a stronger outlook for the next twelve months. The short version? Far more profitable suburbs due to better growth and growth forecast intelligence. Every one of them sits behind Full Access. Not one of them is in the free set.
Every figure on this site is read from the dataset at the moment you ask for it. There is no stored copy and no import step. When a new build lands, your very next search runs on the new numbers.
Right now it holds 9,348 markets across 4,882 suburbs. Houses and units are measured separately. Each one carries 243 measures, plus the boundaries for the map. It is rebuilt every month, and your pass carries across a rebuild. You are not charged again when the figures move.
Every one of those 243 measures is defined in public before you pay, including the ones the scores are built from.
No. There is no subscription. Nothing renews. No card is kept on file. PayPal handles the payment, and we never see your card number.
You buy a pass for the period shown on it: one week, four weeks or twelve months. It starts when your payment is confirmed. It stops at the end of that period, unless you choose to buy another one. My Access shows you how many days are left at any time.
No. The monthly rebuild is included. It is not an extra, and it is not a separate plan. When the next one lands on 28 September 2026, you re-run the same saved search and the ranking rebuilds on the new figures at no extra cost. We do that on purpose. A market that keeps its place through a rebuild tells you something one month alone cannot. Your saved searches and your watchlist are how you see that happen.
Because every one of them is named and defined in public before you pay. And because you can look up a suburb you already know, then check the ten figures we show a guest against what you know is true about it.
Most services like this will not publish their list of fields. We publish the whole thing. What we keep private is the data itself, not the list of what it holds. Knowing that a measure called “buyers per listing” exists does not tell you what it is in any one suburb.
No, and we would rather tell you why now than let you find out later. Full Access gives you every market in the country, page after page, and the export takes the page you are looking at. What it will not do is hand you all 9,348 markets in one file. That is not a subscription. That is selling the whole database, and it is not what is on offer at this price.
SuburbRank gives you information, not financial or property investment advice. We are not licensed to give personal advice, and we never tell you where to buy. What we do is rank published market figures against the search you set, and show you what comes out, with every step of the working visible.
Every market figure here is historic. That means it describes a period that has already finished, and past growth does not predict future growth. The forecast figures are estimates with their own track record shown beside them, not promises. What a property is really worth is set by the market itself on the day you buy. What you can borrow against it is set by your lender. What we hold is the market: prices, rents, yields, buyer and listing counts, days on market and modelled cashflow, for each suburb and each property type. What we hold nothing on is zoning, planning overlays, flood and bushfire exposure, land supply, crime, school catchments, or the condition, aspect or land size of any single property. Several of those can decide on their own whether a purchase works out. Confirm anything that matters with a licensed buyer's agent or a local valuer before you act on it.
Pay once and every suburb in Australia opens up the second your payment clears. It works on this device and on any other device you sign in from. Nothing renews.

Guides
Every guide answers one real question that Australian property investors ask. Each one is
written in plain English, and it uses the same figures the Suburbs page ranks on. So you
can check every claim against your own shortlist in the other tab.
No hot tips. Nothing that asks you to just take our word for it.
Reading about suburbs is useful. Seeing exactly which profitable suburbs your budget can really reach? That is far better.
Your saved searches, your watchlist and your access are right where you left them.
It is free and takes a minute. Save your suburb searches and your watchlist, so a promising suburb never slips away.
No problem. We will email you a reset link. It works once, and it stops working after one hour.
Pick one you will remember, then get straight back to your suburbs.
Unlock every suburb with an Investment Score up to 100, across all 9,348 markets.
Your watchlist
The data updates every month. Every suburb you track sits next to how it looked on the day you added it, so you can spot the ones still rising, the ones that have stalled, and the ones that climbed the ranking while you were making up your mind.
About SuburbRank
Almost everyone who buys an investment property in Australia picks from about six suburbs. Not because six is the right number. It is simply how many you can hold in your head after two weeks of open homes, agent emails and forum threads. And everyone you talk to along the way is selling one of them. The agent has homes to sell in their area. The developer has homes to sell in theirs. The buyer's agent works the strip they know. All of them get paid when the sale happens, not on how the place does over the next ten years. So none of them has any reason to mention the other 4,882 suburbs in the country.
The figures that would settle it are not secret. There are far more of them than anyone publishes. Sale prices and rents are recorded suburb by suburb. So are the number of homes for sale, the number of buyers looking, how long a home sits before it sells, and how long a rental sits before someone moves in. SuburbRank brings all of it into one place: 9,348 markets across 4,882 suburbs, 194 regions and every state and territory. Houses and units are measured separately, because they are separate markets. And the whole thing is updated every month. The data on the site right now runs to August 2026. That date is printed on every page that quotes a figure.
It carries 243 measures on every market: price, rent, yield (the rent measured against the price) at every bedroom count, buyer and listing counts, days on market, growth over fourteen time periods, how bumpy prices have been, what a year of holding costs, and a twelve-month forecast with its own track record. You can filter on any of them. You can weight the five component scores the way you want. And you see the whole ranking, with every number that produced it right beside it. 200 of those 4,882 suburbs are free, and they are free in full: every measure, every chart, houses and units. They are also very average, on purpose. Every one of them has an Investment Score of 30 to 50 out of 100. The suburbs with an Investment Score of 60, 70, 80, 90 and up to 100 are among the other 4,682. Full Access opens all of them for one payment.
We do not tell you where to buy. We are not licensed to. And in any case, the numbers are the part people are missing, not the opinion. SuburbRank holds the market: prices, rents, yields, buyer and listing counts, days on market, growth over fourteen time periods and modelled cash flow, per suburb and per property type. It holds nothing at all on zoning, planning overlays, flood or bushfire risk, land supply, school catchments, the condition or aspect of any single property, or how much you can borrow and your tax position. Those things decide more of the outcome than anything on our pages. They are what a buyer's agent is actually for. And that is a much easier job to hand over once you have narrowed 9,348 markets down to six on purpose, rather than by accident.
Every suburb and guide, A to Z
Every suburb above has its own page, and it shows all 243 measures: the median price and how many sales it is based on, rent and yield for every number of bedrooms, growth over every time period in the dataset, buyer demand, days on market, how much prices have jumped around, and what one year of owning a home there would cost.
The short version: we keep as little of your information as we can, we never ask for the ID numbers that matter most, and the calculation runs on your own device. The long version is below, because you have a right to it.
This policy explains how XTO Pty. Ltd. (we, us, our) collects, holds, uses and shares personal information. It also explains how you can see it, fix it, or complain about it. We handle personal information under the Privacy Act 1988 (Cth) and the Australian Privacy Principles (APPs).
It covers suburbrank.com.au and every email we send you. It does not cover any other site we link to.
We do not ask for your Medicare number, tax file number, a tax file number, a bank account number, a credit file, a driver licence or any other government ID, bank account details or card number, and you should never send them to us. The service does not need them. If you send one to us anyway, we will delete it instead of storing it.
We do not collect "sensitive information" as the Privacy Act defines it. That means health information, racial or ethnic origin, political or religious beliefs, sexual orientation, or criminal record. The site never asks you about any of these.
Information you give us
Information we collect automatically
On our server. The budget, states and filters you set are sent to our server so it can rank every suburb against them, and the ranking comes back to your browser. We keep them with your account only if you choose to save a search or add a suburb to your watchlist.
There are two things to know, and both are things you have to choose to do:
Nothing you look at on this site is sent to a third party. The searches you run, the markets you open, the filters you set and the figures you see all come from our own server and our own database. They go nowhere else.
There is no AI assistant on this site. No analytics company is told what you searched for. No advertising network is told which markets you looked at. The only third party that receives anything at all is PayPal, and only if you buy a pass. See section 7. We never see your card details.
Your saved searches and your watchlist are stored on our own server, on your account, so they are there when you sign in from another device. Your view settings, such as whether the map is open and which layout you last used, stay in your own browser and never leave it. Section 6 lists all of this.
We use the following, and nothing else:
You can clear or block these in your browser at any time. Clearing them will sign you out and reset your preferences. Otherwise the site will work normally.
We use Google Analytics and Google Ads to measure how people find and use the site, and whether our advertising is worth the money. Where these are turned on, Google receives your IP address, your device and browser details, the pages you viewed and, when you buy something, the order reference and the amount you paid. Google may set its own cookies and may combine this with data it already holds from other sources. Google's own privacy policy, not ours, governs what Google does with that data.
We do not sell your personal information. We do not give it to data brokers, advertising networks other than as described above, any government ID, or any detail of your finances beyond the budget figure you type into the tool, or anyone who might try to sell you something.
You can opt out of Google Analytics with Google's browser add-on. You can change personalised advertising in your Google account settings.
PayPal processes payments. You enter your card or account details on PayPal's systems. They are never sent to, seen by, or stored on our servers. We receive only the transaction reference, the amount, the status and the email address linked to the payment.
Some of these providers store or process data outside Australia, mainly in the United States (Google, PayPal) and, depending on our email provider, in other countries. We take reasonable steps to make sure overseas recipients handle your information in line with the APPs. But by using the site, you accept that we cannot control, and are not accountable for, how an overseas recipient handles your information once we have shared it, and that you may not be able to get a remedy in that country.
The whole site runs over HTTPS (an encrypted connection). Passwords are stored as salted PBKDF2 hashes, a scrambled form that nobody here can read as text. Only the people who need it can get into the database. No system is perfectly secure, and we cannot guarantee the security of information sent over the internet. But we take reasonable steps to protect it from misuse, interference and loss, and from access, changes or sharing that are not allowed.
If a data breach happens that is likely to cause serious harm, we will tell you and the Office of the Australian Information Commissioner, as the Notifiable Data Breaches scheme requires.
If you give us your email address for a free estimate, we may follow up about the full report. Every marketing email we send says who we are and has a working unsubscribe link, as the Spam Act 2003 (Cth) requires. When you unsubscribe, we act on it straight away. You will still get service emails, such as receipts, access details and password resets, because those are not marketing.
Write to support@suburbrank.com.au. We will:
We will reply within 30 days. We will not charge you for asking. We may need to check your identity first.
If you think we have broken the APPs, write to support@suburbrank.com.au with "Privacy complaint" in the subject line. We will confirm we got it within 5 business days and give you a full reply within 30 days.
If you are not happy with our reply, you can complain to the Office of the Australian Information Commissioner: oaic.gov.au, 1300 363 992, or GPO Box 5288, Sydney NSW 2001.
The site is made for anyone deciding which Australian suburb to buy an investment property in. It is not aimed at children, and we do not knowingly collect personal information from anyone under 18.
We may update this policy. When we do, the date at the top changes. For an important change, we will tell you by email or by a notice on the site before it takes effect. If you keep using the site after that, you accept the updated policy.

We wrote these terms in plain English, because the whole point is that you understand them. Section 6 matters most. Please read it before you rely on anything on this site.
When you use suburbrank.com.au (the site) or buy a pass, you agree to these terms. If you do not agree, do not use the site. In these terms, we, us and our mean XTO Pty. Ltd.. You means the person using the site. If you use it for another person or a company, "you" means both you and that person or company.
You must be at least 18 years old and legally able to make a contract. The site is made for use in Australia. It uses Australian law and the published market figures this service ranks only. If you use it from outside Australia, that is your own choice, and you are responsible for following your local laws.
SuburbRank is an information and calculation service. It applies the published market figures this service ranks to the figures you give it and reports what those rules produce. It shows you its working and names the fee schedule it used.
It is not financial product advice, personal advice, legal advice, tax advice, accounting advice or financial or property investment advice. It is not a recommendation to buy, sell or otherwise deal in any financial product.
Get independent advice from a licensed adviser before you act. Any decision you make is yours.
We take great care to keep the rates up to date and the formulas correct. Every report prints the schedule it was built on. Even so:
Always check before you act.
You accept and agree that you alone are responsible for judging the results, for checking them against official sources, for getting independent professional advice, and for every decision you make or do not make. We are not your adviser, and using the site does not create an advisory relationship or a fiduciary relationship (a legal duty of trust) between us.
You must keep your password secret. You are responsible for everything done through your account. If you think someone else has used your account, tell us straight away at support@suburbrank.com.au. We may suspend or close an account if we reasonably believe it is being used to break these terms.
A shortlist you export is yours to keep. You can show it to a partner, an accountant or data provider. That licence (permission) is for you personally and not for business use. It does not let you republish the data, resell it, pass it on to others, or use it as part of a product or service you provide to other people.
On purpose, the export is one page of results at a time, not the whole dataset. A pass buys you the use of the data. It does not buy the data itself.
Our promise: if the data does not cover what you needed, or something has gone wrong, write to us within 14 days of buying and we will refund your pass. No forms and no arguments. We would rather give you your money back than have you rely on a figure that does not fit.
This is a promise we choose to make. It is on top of your rights under the Australian Consumer Law, and it does not limit those rights. We send refunds to the payment method you used, within five business days of accepting your request.
You must not:
All content, code, calculation methods, report design, text and branding on the site belong to us or are licensed to us. Copyright and other laws protect them. Nobody owns rates set by law or government data. But the way we express, arrange and build them is ours. Nothing in these terms passes ownership to you.
We aim to keep the site available, but we do not promise that it will always be up, on time, secure or free of errors. We may change, pause or shut down any part of it, and may do maintenance, at any time. If we shut down the service for good while your pass is active, we will refund the part of the pass you did not get to use.
The site relies on services from other companies, including PayPal, Google and the companies that host the site and send our email. It also links to other sites and government resources. We are not responsible for those services or sites, whether they are available, what they contain, or their terms.
Our goods and services come with guarantees that cannot be excluded under the Australian Consumer Law. If the service has a major failure, you can cancel your service contract with us and get a refund for the unused part, or get compensation for the drop in its value. You can also get compensation for any other loss or damage that could reasonably have been expected. If the failure is not a major failure, you can ask us to fix the problem in a reasonable time. If we do not, you can cancel your contract and get a refund for the unused part of the contract.
Nothing in these terms excludes, restricts or changes any consumer guarantee, right or remedy given by the Australian Consumer Law or any other law, where the law does not allow that. If any part of these terms would do so, that part does not apply.
Section 15, above, always comes first. Subject to that, and as far as the law allows:
You agree that this way of sharing the risk is fair, given the price of the service and the fact that the service is information, not advice.
Our liability is reduced as far as you caused or added to your own loss. That includes entering wrong figures, not checking results against official sources, or not getting independent advice.
As far as the law allows, you agree to cover us (indemnify us) for any claim, loss, liability, cost or expense (including reasonable legal costs) that comes from you breaking these terms, misusing the site, or giving the site's output to someone else who relies on it. This does not apply where the claim comes from our own breach, negligence or deliberate wrongdoing.
You can stop using the site at any time. We may suspend or end your access straight away if you break these terms. Sections 4, 5, 6, 9, 12, 15, 16, 17, 19 and 20 keep applying after this agreement ends.
Our Privacy Policy is part of these terms. It explains how we handle your personal information.
The laws of New South Wales, Australia govern these terms. You and we accept the non-exclusive jurisdiction of the courts of New South Wales (those courts can hear a dispute, but other courts are not ruled out), and of the courts that hear appeals from them.
